Rules and General Information For Renters

Rental Periods:

Rental units require a minimum of three (3) days, but some units may require longer minimum stays during some seasons. Departure cleaning charges, lodging tax, parking passes, and a processing fee are in addition to the published room rates.

Reservations:

A deposit of $350.00 is required to confirm your reservation. This includes a $45.00 non-refundable processing fee.

Cancellations:

Notice must be given 30 days prior to arrival for your deposit (less the processing fee plus an automatic $30.00 cancellation/change fee) to be refunded or transferred. Monthly rentals require 60 days notice of cancellation or date change.

Occupancy:

Maximum people, including children, per unit: 1BR – 4 persons, 2BR – 6 persons, 3BR – 8 persons (can vary).

Linens:

Linens and towels are provided for daily and weekly rentals, but will not be exchanged during the stay. Since you will not be permitted to take linens or blankets from the units, we suggest you bring beach towels and blankets. An initial supply of soap and bathroom tissue is provided. Daily maid service is not included.

Pets:

Sorry, absolutely no pets are allowed in any rental units.

Unit Condition:

We ask that you help us maintain the property in good condition for your enjoyment and those guests who follow. Any damage or excessive wear and tear to units will be charged to rental guests. Upon departure, leave the dishes clean and remove the trash. If the unit is not left in a reasonably clean condition, you may be billed an additional cleaning fee.

Family Environment:

Violation of general rules can result in expulsion and/or forfeiture of remaining rent and deposit. Guests must help us maintain a family atmosphere at the complex. Interference with the rights and comfort of others will not be tolerated.

Grilling:

Grilling is not allowed on unit balconies, but some condo complexes have grilling areas.

Furnishings:

Units are completely furnished. Furnishings may vary unit by unit due to individual tastes of the owners. Unit property is to remain in the unit. Unit furnishings or kitchen equipment are not to be taken to another unit, the pool, or the beach.

Pool Rules:

Small children in diapers must wear “swimmers”. No lifeguard on duty and children must be supervised by an adult. Pool hours are 8 AM to 10 PM and must be enforced.

Refund Policy:

There will be no refund for early departure due to illness, weather or other reasons. In the event of a hurricane, there will be no refund for early departure unless there is a mandatory evacuation ordered by a governmental agency.  Travel insurance is available for your trip.

Maintenance:

Every effort will be made to repair any broken equipment as soon as possible after it is reported. However, we cannot guarantee equipment in the units. No refund or rate adjustment will be made for mechanical failure.

Keys:

There will be a $20.00 charge for lost keys and a $60.00 service charge for someone from our office to assist your re-entry.

Units For Sale:

In the event that the property you are renting is for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time and not interfere with your vacation.

Payment:

Payment is due 30 days prior to arrival. We accept checks, MasterCard, Visa, Discover, and Debit Cards. Credit cards are not accepted for monthly rentals.

Unit Assignments:

Every effort is made to honor requests for specific units; however, we reserve the right to make unit changes when necessary.

Reservations for groups of boys and girls will not be honored. Young adults under the age of 25 must be accompanied by their own parents in each unit rented for duration of stay. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in.
